Convenience Store (C-Store)/Gas Station appraisal is another specialized area of the valuation business. This requires valuing the overall Going Concern business and then allocating value amongst the various value components.

Fuel Stations/C-Stores include inside store fixtures (FF&E: furniture, fixtures and equipment), such as drink dispensers and food preparation equipment and exterior equipment such as pumps (MPDs: multi-product dispensers), vacuums, etc. Some of these items are considered PREF (Permanent Real Estate Fixtures) and are included as part of the real estate. This includes USTs (Underground Storage Tanks) with associated piping.

This raises a very important issue to consider with this property type, which is environmental concerns regarding leakage of petroleum products. Many properties have had issues in the past that hopefully have been corrected. After clean-up efforts, if successful, the property receives a NFA (No Further Action) letter from the state, but continues monitoring via wells specifically for this purpose. Receiving the NFA letter is helpful, but does not remove all potential environmental-related liability.

Although we consider costs and sales of other similar properties, the largest driver of value for these types of properties is their income-generating capability. This is reduced by expenses, arriving at EBITDA (earnings before interest, taxes, depreciation and amortization). Then a market-derived multiplier is applied to establish the value of the overall Going Concern.
