appraisal is often even more complex than simply appraising improved
properties. It involves research into other land that has sold and
land that is for sale. The local area Planning department is consulted
to verify current zoning and what can be done with the property,
as far as future development possibilities. Additionally, it is
necessary to inquire as to other developments planned or under construction.
Another major factor is utility availability, including, electric,
water, sewer and gas. Comparisons are made as to differences in
the comparable properties for location, size, shape, topography,
access, frontage and property rights (mineral, oil/gas, water).
Is the site suitable for a cell tower or billboard, which can generate
additional income? Finally, after determining the property's "highest
and best use," a well-supported value conclusion is presented to
the client via a comprehensive report or, the report can be a simple
summary, tailored to the client's needs. Sometimes, land is an excess
part of an improved property and can be sold off separately. Most
often, appraising land is required for new development projects.
This can be for a single retail building, or, individual lots comprising
an entire residential subdivision. Appraising land can be a very
challenging assignment.
