Finally, after determining the property's "highest and best use," a well-supported value conclusion is presented to the client via a comprehensive report or, the report can be a simple summary, tailored to the client's needs. Sometimes, land is an excess part of an improved property and can be sold off separately. Most often, appraising land is required for new development projects. This can be for a single retail building, or, individual lots comprising an entire residential subdivision. Appraising land can be a very challenging assignment.
