Appraisal of retail properties can come in many different variations. There are more typical neighborhood strip malls, having five to ten tenants, to grocery-anchored community shopping centers.

The smaller properties are usually appraised for local, community banks. The larger centers are often packaged into syndications and sold in tranches (pieces) by Wall Street. Reflecting market participants behavior, the smaller properties values are driven mainly by direct capitalization of the Net Operating Income (NOI). This is when the NOI is divided by a market derived capitalization rate. Say, the NOI is $72,000 and the capitalization rate is 7%. The indicated value by this method is $72,000/.07 = $1,030,000. The larger centers have more sophisticated investors, who often require more complex Discounted Cash Flow (DCF) analysis -- many even specify the use of a software program named Argus.

Another very specialized area, where we have extensive experience is with what is referred to as "Triple Net" (NNN) properties. These are built to suit for national credit tenants (S&P or Moody's rated) and are sold to investors wanting real estate ownership, with none of the responsibilities of land-lording.
